By following this Property Management Process, we will ensure that your decisions we make on your behalf are consistent with your goals. The Property Management Process has 3 steps:

1.   Establish and define our client-agent relationship.
2.   Gather your property data and define your goals.
3.   Present our services.

Step 1: Establish and Define Our Client-Agent Relationship

The strength of our Property Management Process lies in its structure and flexibility, which let us meet the needs of each individual client. This process must be a collaborative effort between our clients and us. Our goal in this first step is to establish and define our client-agent relationship by:
  • Explaining the overall process and discussing your expectations.
  • Defining responsibilities – ours and yours.
  • Discussing compensation.
  • Agreeing on how decisions will be made.

  • Working with you to define your needs, priorities, and goals.
  • Determining your time frame.
  • Listening carefully to better understand your expectations for the rental property.

Step 3: Present Our Services
We recognize the importance of presenting our services that we customize to your needs:
  • Accurate, Comprehensive and Timely Monthly Statements - Statements will reflect income received from rent as well as any expenses incurred that month. We will process any monthly payments owners authorize us to submit on their behalf at no additional charge such as mortgage payments, maintenance fees, GE Tax payments, etc. We will also directly deposit your monthly owner’s draw into your checking or savings account at a local bank or bill pay into your account if your bank is off island.
  • Screening Process for Prospective Tenants - We will be at your rental home for all showings to prospective tenants. All prospective tenants will go through a screening process. Credit reports will be processed and information provided on the application will be verified. Advertising of the property is done through several sources to ensure maximum exposure for any prospective tenants.
  • Follow up on all Situations Efficiently and in a Timely Manner - Respond to all calls and proactively handle situations including repairs to conclusion.
